Industrial property in high-growth northern corridor up for sale

A strata industrial unit up for sale in the sought-after Upper Coomera area on the Gold Coast’s northern growth corridor is generating strong interest from a wide range of buyers.
Daniel Coburn, Colliers International Industrial Executive, is marketing the 155sq m property at 4/9 Northward Street, which will be auctioned on March 29.
He said there had been a noticeable increase in enquiry for properties in Upper Coomera, which is ideally located for operators requiring access both north to Brisbane and Ipswich and south to the Gold Coast and northern New South Wales.
“Upper Coomera is a great spot for industrial operators,” he said. “It’s in close proximity to the M1 Motorway, affording access north and south, and it’s in the growing northern corridor.
“The Coomera area is a hub of activity at the moment, with more than $5 billion worth of development projects either planned or underway contributing to growth.”
Mr Coburn said there had already been a great deal of enquiry from potential buyers for the Upper Coomera industrial property and while it was very well suited to owner-occupiers, he said there were also plenty of investors in the industrial market looking for stock at the moment.
“As well as increased enquiry in the Upper Coomera area in general, there’s been an increase in enquiry for smaller strata stock,” he said.
“The industrial unit would ideally suit small operators requiring a premises for their head office, or space for storage or warehousing. It’s currently vacant, so owner-occupiers would be able to move straight in.”
Mr Coburn added that the fact this property was being taken to auction was likely to attract more interest in it.
“People can see the vendor is serious about getting a result, which brings more buyers out of the woodwork, especially those looking in that price bracket and size range,” he said.
The industrial unit is situated in a new, high-quality industrial estate in Upper Coomera, and other companies located within the estate include the Free Choice Tobacconist, BuildSafe and authorised Mercedes-Benz auto body repairer H Harvey Prestige.
