Tips on selling your land for the best price

The more information you can supply, the better a prospective buyer can seriously consider your property.

In the majority of cases, before a buyer makes an offer on a block of land they will have a builder or design consultant look over the property.

As construction costs can vary dramatically depending on the shape, contour and what lies beneath, the builder or design consultant will build in a safety margin, usually resulting in a lower buy price being offered for your property.

To ensure you obtain the best possible price for your property, we recommend a preliminary soil test as well as a detailed contour and services plan be completed.

It is likely you already have most of this information from when you purchased the property.  If not, we can arrange quotes to be submitted for your consideration.

You never get a second chance at the first impression.

Although it sounds corny, nevertheless it’s true.  Presentation is everything when it comes to selling property - even land.

Don’t assume that prospective buyers will be able to see beyond piles of grass clippings, tree stumps, garbage, or rusty fences.

Not everyone will be able to imagine what the property could look like.  It’s vital you don’t limit your market only to those with a good imagination.

There’s a lot you can do to help prospective buyers see your property's full potential.

Most people cannot visualise property boundaries from the legal description or a plan. Corner survey/marker pegs should be clearly identified, or replaced if need be.

Your property boundaries should be easily identifiable, so that your buyer can clearly see what they are buying.

It is likely the prospective buyers will inspect the property at times when neither you or the agent are available.  They may wish to make their own discreet enquiries, to plan and picture the way their new home will be positioned on the block.
