Our Facility Management Philosophy
Our team works tirelessly to achieve:
Legislative Compliance
We have the experience needed to manage legislative compliance issues and when required, the competence to challenge inaccurate information. Within our Facility Management team we have accredited NABERS assessors and Green Star professionals with the experience required to guide our clients through ongoing changes to legislation.
Risk Management
The management of risk forms the foundation of Facility Management’s day to day function. All of the contractors we utilise undergo stringent annual reviews to ensure that they have the relevant policies and insurances in place. Colliers international are ISO9001 Accredited for Quality Assurance and our teams are internally audited regularly to ensure that we are meeting this standard. Occupation Health and Safety (AS4801) systems are also clearly defined within our business line. These systems ensure that those responsible for the day to day management of our sites, the contractors we engage and tenants understand their obligations under OH&S.
Energy Efficiency and Sustainability
Colliers International Facility Management undertakes regular audits of our sites to identify energy saving opportunities. These audits, known as ‘Footprints’, produce a report on how a property currently operates and suggestions for areas of improvement. Colliers International has also partnered with Carbon Systems Australia (CSA) a leading provider of environmental measurement and reporting solutions, to develop “Envirometrics” – a scalable, flexible and affordable environmental management and reporting tool. Envirometics provides an online dashboard tool with flexible detailed reporting menus so that our property management teams can monitor, assess and compare the performance of each property against its own historic performance and other related benchmarks including the NABERS rating scheme.
Tenant Satisfaction
The level of tenant satisfaction clearly indicates the level of service being provided by our Facility Management team. If the property is operating correctly and the facility is being properly managed, tenant related issues will be minimal. Our Facility Management staff has been selected on the basis of their ability to communicate effectively with our tenants. We also undertake tenant satisfaction surveys to gain valuable feedback.
Maintenance Management
Good maintenance management not only ensures that a properties plant and equipment operates correctly and provides good quality internal environmental conditions for the Tenants, it also promotes the longevity of useful life. It is proven that poorly maintained equipment leads to increased energy use, issues with budget control, increased reactive management strategies and tenant dissatisfaction.
System Support
To assist us in the delivery of good Facility Management we employ an integrated software solution.
