Owners Nic Napolitano and Julie Fraser purchased the leasehold business just under three years ago and, in conjunction with the owner of the property, undertook a substantial renovation of the hotel, investing more $500,000 in upgrades.

“We have a new project on our farm and we believe that the time is ripe for someone new to take the pub to the next stage,” Mr Napolitano said.

“We took over the pub when it was closed and we have since taken it from scratch to where it is now and made it a profitable business.

“This area has great potential, with the renowned Brae restaurant located nearby. The town was also just voted the “best tree-change town in Australia” by Trading Places. It’s a great food destination with fantastic local produce and this is a great opportunity for someone to take the pub into the next phase of its life."

Birregurra is home to one of Australia’s, and the world’s, best restaurants, Brae, which recently came in at number 87 in the world’s top 100 restaurants.

Mr Connolly said the rise of Brae had shone a spotlight on Birregurra as a ‘foodie’ destination – a factor which had significant flow-on benefits for the nearby Royal Mail Hotel.

“Many visitors are coming into the area to dine at Brae and making a weekend of it in Birregurra. The Royal Mail Hotel is perfectly positioned to capture this market,” he said.

“It’s our absolute privilege to present the Royal Mail Hotel to the market. It’s quite rare that we see a regional hotel being taken to a standard such as this and we are extremely confident of high interest levels due simply to presentation alone.

“Being such an easy commute from Melbourne’s CBD, we believe the hotel will appeal a vast array of buyer profiles, including young couples, up-and-coming chefs and existing hoteliers looking to expand their portfolio."

The Royal Mail Hotel leasehold is for sale by Expressions of Interest, closing Friday July 10 at 5pm.
