Colliers International has been appointed to sell Interlink Business Park, a 17-lot subdivision on Perry Road in Keysborough, as developer demand inflates rates per square metre.
Agents Gordon Code and Justin Fried have brought the 6ha site to market by way of a national expressions-of-interest campaign.
“This is a fantastic opportunity for developers and owner-occupiers alike to put their foot on an allotment in a location with a rapidly dwindling land supply,” Mr Code said.
Interlink Business Park sits between Charter Hall and CIP’s The Link Estate and Frasers Property’s The Key Industrial Park. Allotments in the subdivision range from 843sqm to 1.80ha and are priced between $280 and $370 per square metre.
Mr Fried said the rates per square metre in this location had increased during the past three years, from $290 per square metre to more than $350 per square metre.
“There has been significant year-on-year growth for retail industrial land allotments, with recent evidence showing $350 per square metre in stages four and five of nearby The Key Industrial Park,” he said.
Bordered by major arterial roads and within easy access of EastLink, Greens Road and the Dandenong Bypass, Interlink Business Park is a 35-minute drive from Melbourne’s CBD at off-peak times.
Mr Code said the weight of demand in this precinct had been almost exclusively from developers who specialised in building offices and warehouses.
“With 17 premium lots to choose from, for businesses of all sizes, this is an invaluable connection to the thriving industrial hub in Melbourne’s south east,” he said. “It’s a chance for an emerging developer to put its business on the map, with neighbouring national and international brands including Sealy, Miele, BIC and Rinnai.”
