Bellevue property has redevelopment potential and good connections to major roads
A warehouse property that will offer buyers the chance to secure a 1.3ha site in an industrial pocket in Perth’s eastern suburbs has come to market through Colliers International.
The property at 113 Clayton Street in Bellevue will be sold by agents Jeremy Parasiliti and Martin Vogt who said the property was part of a small industrial enclave that was surrounded by an established residential area.
“With much of the industrial land in Bellevue and nearby Midland already subdivided into smaller parcels, this sale is a rare opportunity to purchase a big industrial property with redevelopment potential,” Mr Parasiliti said.
The property has a 4,500sqm warehouse that was originally used as a temperature-controlled facility and has been constructed with thermal panelled walls and an iron roof. It was most recently leased to AAAC Towing.
Mr Parasiliti said Clayton Street also had good connections to major roads with a south-bound entry and a north-bound exit to Roe Highway, and was also close to Great Eastern Highway.
The property has a general industry zoning.
Mr Vogt said Bellevue’s good mix of industrial and residential land ensured a nearby workforce.
“Bellevue’s industrial land is tightly-held and home to a variety of businesses so we are expecting a good level of interest,” Mr Vogt said.
The property will be offered with vacant possession and will be sold by expressions of interest which close on April 4.
