$25 Million Commercial Auction Portfolio
Quality Gold Coast retail, office & industrial holdings worth an estimated $25 million are set to be auctioned at the end of this month by Colliers International.
High profile properties including two Southport retail buildings on a prime redevelopment site, a sprawling Bundall Road office facility, nine Broadbeach Mall shops and two large factories make up the agency's Autumn Auction Portfolio to go under the hammer on March 30.
Colliers International Gold Coast director in charge Stewart Gilchrist said the sale event throws up significant opportunities for both investors and owner-occupiers on the cusp of a rebounding market.
The largest single holding offered will be an amalgamated Southport site occupied by adjoining income-producing retail centres wrapping around the corner of Scarborough and Railway streets.
Marketing agent James Taylor said the parcel presented outstanding redevelopment potential and, in the meantime, was capable of generating strong holding income of around $800,000 per annum.
With land area of 2,378sq m and 2,135sq m of combined lettable area, the properties will be sold in one line by Oceanlea Pty Ltd and Rapidyork Pty Ltd, owned by David and Jenny Hayes.
"This is a fantastic proposition located in an emerging hotspot approved under the Southport Local Area Plan (LAP) for commercial, residential or mixed-use developments of up to 15 storeys.
"It sits between the transit centre and the foreshore Broadwater Parklands, just two blocks from the Smith Street Motorway in the northern CBD fringe precinct which, though affordable in the short term, is poised for major growth," Mr Taylor said.
"The Scarborough Street retail centre, which consistently enjoys 95 per cent-plus occupancy, generates annual rent of around $495,000 while the neighbouring vacant building, formerly home to a well known sail maker, will attract rental of approximately $300,000 per annum."
Colliers International will put nine shops in Victoria Square on Broadbeach Mall under the hammer individually. (see separate story)
A 709sq m office suite in Bundall's Pegasus Centre is also tipped to draw keen interest.
The ground floor premises, to be sold with vacant possession, features open plan, high ceiling space, partitioned offices, a huge reception area, exclusive use of an outdoor entertaining area and an unusually generous parking allocation for 24 vehicles, including 22 secure undercover spaces.
Colliers International commercial agents Kristian Dick and Edward Howard are selling the property on behalf of local investor Novwood Pty Ltd, associated with Barry Brown.
"With excellent exposure to busy Bundall Road, the property is ideal for corporate office or marketing operations, and suitable for a variety of uses including retail and medical applications," Mr Dick said.
"It includes 125sq m with separate access and amenities, which can be petitioned and sub-leased."
The two-storey Pegasus Centre, with its distinctive entry statement at 42 Bundall Road, is occupied by quality tenants the Commonwealth Bank. Telstra Business Centre and professional offices.
Significant refurbishment and expansion potential will capture buyer interest in a large "underdeveloped" industrial site in Demand Drive, Arundel, according to agent Pat Cavanagh.
"At 8,182sq m, this is a very large holding in the prime Arundel industrial precinct and with site coverage of just 30 per cent, it provides tremendous scope to maximise usage and value."
The property features an office/factory/warehouse complex of approximately 2,800sq m, including expansive two-level office space and surplus land which would accommodate the addition of an estimated 1,500sq m, subject to council approval.
Mr Cavanagh said, with vacant possession available, he expected owner-occupier interest from a variety of warehousing, distribution and manufacturing business operators.
Rounding out Colliers International's commercial auction portfolio is a 618sq m factory/warehouse in Notar Drive, Ormeau, part of the thriving Yatala Enterprise Area.
Marketing agent Josh Wright said the property was surplus to the needs of owners Darren Ballis and Selena Winstanley following relocation of their DA Cabinets operation.
It consists of 552sq m of factory space plus 66sq m of architecturally-designed, air-conditioned office space and 19sq m of mezzanine storage.
"We can offer vacant possession or short-term lease back," Mr Wright said.
"This is a quality opportunity in a small complex of only five unit on the eastern side of the M1 in a rapidly expanding business precinct boasting major business operations including Carlton United Brewery, Visy, Aldi, Uniline Australia, VIP Petfoods, One Steel, Fulton Hogan and Stratco,"
All properties will be auctioned in rooms at the Surfers Paradise office of Colliers International on Tuesday, March 30, starting at 11.00am.
