29/06/2010

Browns Plains is fast becoming a popular residential and employment hub, within the expanding Logan region, with its affordability and accessibility driving renewed interest from owner-occupiers and investors alike.

Ben Langfield, Colliers International Director of Residential Project Marketing, said Browns Plains, which is located in a key growth corridor, is becoming a popular option, due to its proximity to both the Brisbane CBD and the Gold Coast.

In terms of property investment, Mr Langfield said the area ticked all the boxes for either those entering the market for the first time or investors seeking a solid return on investment.

"Purchasing real estate in Browns Plains is a lifestyle choice and an affordable option, with median prices being substantially lower than within inner-city localities," he said.

"Residents enjoy close proximity to major shopping centres and quality community amenities such as hospitals and medical centres, quality schools, tertiary campuses and easy access to public transport."

Mr Langfield said houses within Browns Plains are well priced, with a median sale price of $337.500 recorded as at December 2009 and a strong long-term grown rate of 8 per cent."

"There are a number of new developments set to get underway within the area, as more developers are seeing its potential," he said.

"One such development in the pipeline is The Promenade, in Myola Street, Browns Plains."

"We have worked very closely with the Developer of the project, Partners in Property to plan a secure residential community, from just $320K - below the average price point for the area - which will is attractive to investors and also to first home owners wishing enter the market in style."

"Construction of the ideally located community is due to commence in August / September 2010, and will comprise 120 distinctively modern townhome residences, featuring spacious recreation areas, 2 pools, integrated barbeque and dining areas and an on-site manager,  in a secure gated complex."
