Former Mustang premises available for lease

Industrial premises formally occupied by defunct boat manufacturer Mustang Marine for more than a decade, in Molendinar, is now available for lease.

Pat Cavanagh, Director of Industrial at Colliers International on the Gold Coast and David Corke, of CB Richard Ellis, are handling the leasing of the building on behalf of Perpetual Nominees.

The 11,759sq m industrial site, which is located at 8 Mercantile Court in Molendinar, comprises approximately 7,400sq m of net lettable space across four separate buildings.

Mr Cavanagh said amenity and accessibility were the two key drawcards of the property.

"The suite of Industrial  buildings are constructed of concrete panel and metal cladd to the walls and roof, high clearance warehouse and  roller doors and crane rails to handle large overhead crane capabilities," he said.

"Other features include air-conditioned offices, excellent staff amenities and three-phase power capacity for heavy industrial usage and two street access points for large truck manuovering."

The buildings were originally purpose built for Mustang Marine back in 1999 and have since  been occupied by them  during this period.

Mr Cavanagh said the property as a whole, is one of the top 5 largest industrial buildings within the central Gold Coast market and enjoys to the Smith Street motorway and Nerang/Southport Road, which in turn provides easy access to the M1 and to Brisbane and the QLD Coast, NSW North Coast and Ipswich to the west.

"The buildings are ideally suited to large heavy industries, such as engineering, general manufacturing  and high power demand business's all of which fall under the property's zoning of Industry 1 under the Gold Coast City Council town plan," he said.

"Molendinar is one of the most established industrial precincts on the Gold Coast, with most of the larger industrial holdings located within this general vicinity. This Industrial precinct is tightly held due to the many advantages it has to offer and it is likely that capital values will continue to improve."

National and international businesses currently trading within the precinct include  ARC, Star Track Express, TNT Freights, QLD Health and the Salvation Army.

Mr Cavanagh has negotiated lease and sale deals on this property several times within the past five years, as well as having handled the sale and leases of Mustang's other former premises at 26 Production Avenue, which is also within the Molendinar Industrial precinct, in 2004.

The Molendinar industrial precinct is bound by thriving commercial hub of Southport to the east, the industrial suburbs of Nerang and Molendinar to the south, the developing commercial/industrial suburbs of Gaven and Helensvale the to the east and the well established and popular residential North Shore suburbs to the north.
