Well-exposed Nerang property up for lease

A Nerang property previously occupied by the now-defunct Glenfords Discount Tool Centre is now vacant and being marketed for lease by Josh Wright of Colliers International.
The 387sq m high clearance industrial unit at 1/12 Lawrence Drive, with the ‘Jupiter Plaza’ complex, has great exposure to a busy industrial main road in Nerang, with large signage.
Mr Wright said the property had the best exposure of any property of its size that is available for lease in the area and in fact, was one of the only properties of its size available in the area.
“It would be perfect for businesses looking for warehousing space that would benefit from the exposure and quick access on to the nearby M1 Pacific Motorway,” he said.
“Businesses located in this area often tell us that they get a lot of business from tradespeople heading from the southern Gold Coast to Brisbane - they often drop into Nerang on the way to work to pick up supplies because it is just a couple of minutes off the M1.
“It is this location that is one of the biggest benefits of the property for tenants.”
Mr Wright said back industrial units in the Nerang area were leasing for around $110/sq m and this property offered an advantage over others due to its exposure.
“The landlord is willing to negotiate and look at all offers from potential tenants,” he said.
The warehouse at 1/12 Lawrence Drive has eight exclusive-use car spaces, glass entrance doors, a large roller door and three phase power.
Earlier this year Mr Wright sold the front unit in the Jupiter Plaza complex at Nerang for $875,000 to an entity associated with iLiv Group, a locally-based development company that is now occupying the property. That unit was previously occupied by Action Motorcycles, which relocated further along Lawrence Drive into its own purpose-built property.
