The Challenge: The primary challenges for this leasing assignment was to find a tenant to lease part of an existing property under a sub-lease arrangement.  Whilst finding a tenant is the main objective, we also needed to ensure that any incoming tenant would ‘marry’ up well with the existing tenant on the site and be able to co-exist in the property.

The Process: Our client, Goodson Imports is the leading distributor of point of sale (POS) systems, and are point of interactions specialists in the retail, hospitality, warehousing, banking and various other sectors.  For over 70 years, they have been importing leading major brands for the POS industry and represent many of these brands in Australia.  Accordingly, they have very valuable items on site, and security of the warehouse is paramount.  

Once we understood our Clients business, we were then able to employ the right leasing strategy to ensure we attracted only the most suitable users for the property.  In turn we recommended a leasing strategy that included 3 key elements, i.e. 1) local phone canvassing – targeting the most likely users, 2) a base level of marketing – to ensure market coverage and 3) utilising Colliers International database of occupiers in Western Sydney – to ensure all neighbouring users were aware of the offering.

The Result:Within 2-3 weeks of the campaign commencing, we were able to identify a local user that was perfect fit for the property and who could also fit well with Goodson’s existing operations.  In the next few days, negotiations took place and quickly we agreed a lease deal that benefited both parties. As specialist Industrial agents completing countless leasing assignments every year, we were also asked to provide commentary / feedback on the lease document to confirm the lease accurately reflected the agreed deal.  Accordingly, working closely with our Clients Lawyers, we were able to provide appropriate advice to ensure the deal proceeded quickly for both our Client and the Tenant.
