The primary challenges for the project related to the unique structure of ABN Amro’s business. How could an organisation with strict security requirements within business divisions encourage staff to come together, engage and feel like one overall team?
Our team of experts for this project met with representatives from each section of ABN Amro’s business to understand their vision for the new workplace and gain a thorough understanding of their operational needs.
ABN Amro has a unique business structure with a need for varying secure work zones, so the vision for their workplace evolved around a need to harness individual productivity whilst fostering teamwork, new ideas and innovation. Our Workplace Strategy & Design team advised moving from a cellular to an agile working environment was essential in breaking down barriers in communication and encouraging social interaction.
Our Tenant Advisory experts undertook a full market search to determine the best possible office accommodation to suit ABN Amro’s requirements. After extensive analysis and negotiations, the preferred solution was a single floor at 580 George Street. Attractive lease terms were secured on ABN Amro’s behalf, the was risk managed to exit 50 Bridge Street and the project moved into delivery phase.
Our team designed a workspace that allows employees to have choice of how they want to work with various sit to stand desks, agile collaborative areas and study pods or rooms. And, while the new workplace accommodates strong security requirements (for example restricting access to certain areas) this has not deterred employees from engaging with other teams and utilising the generous breakout space. Modular workstations and collaborative furniture allow for change with multi-functional spaces providing greater flexibility and supporting a variety of work styles.
Technology has been utilised to allow for maximum flexibility and ease of use. These design elements are demonstrated across the workplace with stand-up agile walls, digital screens and interactive technology.
Colliers were also engaged to project manage the project from start to completion, ensuring the fitout was delivered on time and on budget.
Tenant Advisory sourced and secured a single floor with significant benefits to the client including a delayed rent commencement, above market incentive and additional capex from the landlord to deliver the refurbishment works.
The decision to involve ABN Amro’s employees in both the strategy and outcome of the new space resulted in a workplace that is appreciated and utilised as intended. ABN Amro’s new workplace provides multiple zones and spaces created for a variety of activities and archetypes, whilst encouraging an open connected aspect wherever possible. From a technology aspect, employees are ensured connectivity and ease whether working remotely or connecting with colleagues at their global headquarters in Amsterdam.
