The Challenge: In the midst of the COVID19 environment, we worked closely with our client to overcome challenges related to inspections to ensure we could lease the property. 

The Process: As part of our comprehensive marketing strategy, we utilized both online and physical media coupled with use of e-comms and canvassing local businesses. To prepare for any challenges with conducting in-person inspections, we quickly produced an inspection video which proved to be of great assistance for prospective tenants in them gaining an initial understanding of what the premises offered. The video also ensured that any physical inspections were somewhat qualified as potential proponents already had insight into what the premises offered. Utilising the video allowed for maximum adaptability which also ensured that the owner, domiciled overseas could see the condition and presentation of the property and recognize that additional ‘add-value’ provided in marketing the property. 

The Result: Our marketing methodology created an outcome that was most positive in that the preview of the inspection video created instant engagement and the desire for a physical inspection with negotiations occurring almost immediately with our expert industrial agents. The incoming occupant is in Health and Pharmaceuticals. They had been looking for shared warehouse space but recognized the benefits of taking control over their own tenancy to accommodate the rapid growth of their business operation in a location that is the epicentre of Sydney. Through our negotiations, we helped the occupier secure the property on a 12-month term with further options. Our client was thrilled, thanks to exceptionally low downtime between occupiers, and a rental increase for the premises achieved in the environment.
