Australia’s Purpose-Built Student Accommodation (PBSA) sector has witnessed strong development growth and an increase in operational assets to meet the ongoing demand from the rapid influx of international students.  

Colliers International’s new Research and Insights 2018/2019 report for PBSA – The Graduation of a Sector – found several key changes for the industry going forward, including: 
  • The challenges of providing affordable accommodation offerings, including considering new locations;
  • The diversification of room types provided within new developments;
  • The transition from development to operational assets and the unique challenges of providing a housing solution for hundreds of students within a single building;
  • Proposed MIT changes and the potential impact on investor appetite; and,
  • New retail and mixed-use offerings within developments to further drive the attraction and retention of students.

Guy Wells

Guy has over 10 years of property experience with the primary focus over this time on the Hotel and Student Accommodation market originally in the valuation division and more recently. Guy qualified as a valuer in April 2011 and specialised in the valuation of hotel and leisure assets providing valuation and consultancy advice for a variety of property classes including accommodation hotels, gaming venues, pubs, clubs, motels, tourist parks and reception centres until early 2014. 

Since then Guy has specialised in the the hotel and student accommodation sectors as a Sales agent with a broad base of experience in the sales of pubs, motels, hotels, and student accommodation assets. Guy has been actively involved in the growth of the Student Accommodation sector across Australia particularly within Melbourne transacting a number of sites to a wide variety of major operators.

In addition to traditional real estate sales, Guy undertakes Hotel Management Agreement negotiations having worked for Salta Properties (Hotel Indigo - Docklands), Vicinity Centres (Hotel Chadstone - M Gallery by Sofitel) and Century Group (St Regis Melbourne) amongst others.

With over twenty five years’ experience in the valuation profession, Baden has a highly respected reputation in going concern, investment and development property.  Key areas of expertise are accommodation hotels and resorts, licensed premises and clubs, tourist parks, tourist attractions, backpackers, development sites, marinas, golf courses, student accommodation and management letting rights.

Baden is a registered valuer in Queensland, an Associate of the Australian Property Institute, as well as a professional member of the Royal Institute of Chartered Surveyors.

Robert Bird

I began my property career in 2012, working in Property & Funds management with a  small property funds management firm in Neutral Bay, NSW, where  I primarily completed property facilities management and funds management roles, with exposure to development proposals, investor relations and ASX compliance.

I joined Colliers in 2013 and worked with an onsite management team in the Real Estate Management service line as a Senior Property Manager. I have since transitioned to the Valuation & Advisory team with Colliers International as an Assistant Valuer to work primarily with Hotels & Student Accommodation.

As a result of my growing experience, I have been fortunate to experience a great variety of what property has to offer, igniting my enthusiasm in such a versatile profession. I am excited to work with a group that is passionate in its offering of a diverse collection of services to clients, aimed at delivering maximised value and asset utility in a constantly changing market landscape.
