With over 20 years experience in the FM industry, Vijay has delivered major improvement and growth in the operational, risk and sustainability aspects of assets on behalf of small and large commercial and institutional clients. His experience in the FM space, as well as his roles in senior engineering positions, have helped him develop strong interpersonal and communication skills, enabling him to excel in management positions, while continuing to utilise and upskill his core technical abilities.
Throughout his career he has had varied and diverse involvement in Project Management, Sustainability, Compliance, and Risk Management roles, which have resulted in the delivery of excellent Client and Facilities Management services.
Being passionate about providing environmentally sustainable solutions, he has been involved with the implementation of energy efficient initiatives for a variety of portfolios, benchmarked against schemes such as the NABERS Energy and Green Star systems, which have proven to be strong tools in the performance of his duties over the years. This macro and micro level understanding and passion for sustainability and energy efficiency is enhanced and supported with his accreditation as a BEEC and NABERS Certified Assessor and Green Star Professional / Associate.
It is his quick decision-making, problem solving abilities, and strong technical knowledge base that has made him excel in management positions, and helped in leveraging these skills to overcome any challenge.
Financial management, with delivery of asset benchmarks has been an integral part of his role over the years in portfolio and risk management, ensuring profitability of each asset without compromising risk management and service delivery. Consistent delivery of high quality services to all stakeholders, with specific emphasis on client focus, tenant liaison and customer service have been the hallmark of his career.
Key note Speaker: Vijay was invited as a key note 'Green Buildings' speaker at a Council funded Green Capital initiative to demonstrate and show case “Lessons and tools from existing buildings leaders” in which Total Environment Centre had undertaken a project.

Aimed at engaging the lower performance office building sector, this project was designed to increase informed decision making and stimulate upgrades that led to improved environmental outcomes of existing buildings.


  • Portfolio Management: Experience in managing “multi project” programs of work of varying levels of technical complexity for large portfolios including major institutional and other clients (in excess of 300,000 sqm) with high success rates in delivering budgets, profitability and overall financial management. These were achieved through specific measurable objectives to achieve relevant time oriented goals. Most importantly, he delivered and ensured the financial profitability of portfolios without compromising service delivery, to meet and exceed contract management agreements, as an outcome of wide experience with various building services technologies.

  • Risk Management: Coordinated and developed risk management and WHS strategies for all assets; implemented and maintained relevant forms and templates in conformance with legislative regulations and acts, demonstrating high scores with AA and AAA ratings in external risk audits conducted by client risk insurers and auditors, resulting in reduction of insurance premiums

  • Sustainability: Completed several NABERS ratings, being a certified accredited NABERS assessor. Obtained Green Star Professional / Associate certification. Completed NGERS, AEPs (Asset Efficiency Plans), EEO reports (Energy Efficiency Opportunity), NIP reports (NABERS Improvement Plans) as part of CFSGAMs national portfolio requirements. Implemented recycling and waste management procedures to ensure maximum waste to recycling and minimum to landfill.

  • Asset Services Maintenance: Developed site specific scope of works and prepared tender documentation to coordinate and manage the procurement of preventative maintenance and life safety systems and services for all assets in varied portfolios, thereby achieving economies of scale and substantial financial savings through group tender processes. This included budgeting, forecasting, cost control, and monitoring actuals with budgets.

  • Project Management: Successfully budgeted, forecasted and implemented tenders and project managed major refurbishments and capital upgrade upgrades in properties including multiple floors, lobbies, chiller, plant / equipment and EOTF works up to $10 million per project. Based on structured consultancy audits and due diligence reports, viable and cost effective options were adopted in compliance with Australian standards, resulting in major cost savings and client profitability.

  • Teamwork: Lead a team of professionals in delivering commercially competitive, high quality technical based solutions that incorporated long-term value add services to national and other clients. This was achieved through inclusive and proactive teamwork.

  • Team Development: Mentored team members in areas of specific experience and expertise, i.e. Building Services, WHS, Sustainability, AFSS, Life Cycle Audits, BEEC Reports, NABERS Energy Ratings and Contractor Management.

  • Property Risk Assessments: Personally conducted site inspections and prepared Life Cycle Costing Audits, Property Inspection & WHS Reports and coordinated the preparation of Asset Registers for prestigious commercial properties in Australia and overseas (Foxtel, PCA, STA, Deloitte and Credit Corp)

  • Commissioning and Witness Testing: Engaged as the lead Senior Manager to commission and witness test the practical completion of 8 Central Ave, Eveleigh (new 45,000 sqm building ATP Australian Technology Park) and prepare, arrange completion of defects list and documentation.
