The Property: 6 Carter Street is a freestanding warehouse with concrete forecourt. 29 Carter Street presents a large warehouse with access on both sides.
The Challenge: We were appointed to lease two separate buildings in the midst of the COVID-19 environment, requiring meticulous planning to ensure we achieved the right result for our client. The premises, located approximately 200m apart, required different approaches to ensure effective leasing strategies, with the added challenge of one premises being a sub-lease requiring overseas approval from the owner, and the other requiring urgent turnaround with imports awaiting on delivery.
The Process: We undertook a strategic marketing approach for each property. 6 Carter Street consisted of an on-market campaign, including Industrial Solutions, Real Commercial and CommercialRealEstate, along with signage at the property. 29 Carter Street was an off-market campaign, consisting of extensive canvassing of our database. We needed to move quickly to help secure the premises for the occupier, who had incoming product under significant demand.
The Result: Our experts were able to lease both premises in quick succession, ensuring minimal letting up period, and maximised the rental return at a time when vacancies were increasing elsewhere.
