A-grade office building in prime West Perth location goes to market

An A-grade West Perth office building that has been future-proofed by large floor plates and a generous parking ratio has been listed for sale through Colliers International.

The building at 56 Ord Street has a net lettable area of 3,508sqm across four levels of retail and office space and a secure basement and ground floor parking area containing 72 car bays. The property also has a residential apartment on its fourth floor.

The partially-leased building will be sold by Colliers International’s Wayne Lawrence and Tory Packer who said the 1,040sqm floor plates would hold strong appeal for buyers seeking a building with spacious layout options in a prime West Perth location.

“Constructed on a 1,827sqm site, this building meets strong demand for floor plates that are large enough to offer the convenience of a single-floor office while also being an appropriate size for multi-floor occupants,” Ms Packer said.

Mr Lawrence said foreign and local investor interest in Perth investment-grade assets remained strong and the sale was an opportunity to purchase a modern building with good leasing prospects, just 1.5km from Perth’s CBD.

“Built in 2008, the 2.5 star NABERS rated building has a 34-metre frontage to Ord Street and a glass facade that allows natural light into the office floors,” he said.

“West Perth remains a popular office market for WA’s mining companies and has also been the long-standing home to businesses that want the convenience of easy access and parking while still being close to the city-centre.”

The building is close to Kings Park and nearby cafes and is serviced by two free buses—the Red CAT which loops between West Perth and East Perth and the Green CAT which runs between Leederville station and Elizabeth Quay.

It will be sold by Offers to Purchase which close on October 24.
