The Challenge
- Bunnings Group Limited (Bunnings) has enjoyed steady growth over a prolonged period, which in recent times has accelerated following the development of its click and collect and on-line platforms
- Spread over six (6) different office buildings, Bunnings was motivated to consolidate its Store Support teams into a single and more efficient accommodation solution, providing a more sustainable and collaborative environment with improved accessibility and wellness initiatives to enhance the workplace experience and culture
The Strategy
- In collaboration with the Bunnings team, Colliers undertook an extensive review of its overall objectives assessed against several criteria
- To ensure the best outcome could be secured for Bunnings and its team within the time-frame required, we agreed a strategy that would explore all suitable opportunities across the CBD fringe and suburban markets
- In shortlisting opportunities, a mix of existing buildings, new and speculative developments were all considered as potential future accommodation solutions
- Prior to securing its preferred accommodation solution, the COVID-19 Pandemic struck, generating new considerations in relation to changed market conditions and accurately planning for future accommodation needs.
- With a need to address this risk both in Tenancy Design and Lease flexibility, Bunnings gravitated toward an accommodation solution with several key initiatives that best aligned to its overall objectives
- Building 3, Botanicca will provide an engaging and collaborative workplace experience for the Bunnings team, supported by a flexible and risk averse lease structure that enables Bunnings to easily respond to fluctuations both up and down in its future accommodation needs
- Lease flexibility was a critical element

- Colliers’ Tenant Advisory team is delighted to have secured our valued Client’s preferred future headquarters
- The deal represents an outstanding outcome, being one of the largest office transactions to have been negotiated during the COVID-19 pandemic, with Bunnings securing 13,886sqm of office space and a further 928sqm of exclusive terraces
