Securing the right occupiers for upcoming vacancies in ParkWest Industrial Estate, Derrimut


Our Colliers industrial experts Nick Saunders and Hugh Gilbert were appointed for the leasing of ParkWest Industrial Estate in Melbourne’s West. Owned by key client Charter Hall, the estate comprises a total of 17 modern warehouse buildings of flexible tenancies between 3,000 – 30,000sqm available for lease. Our challenge was to secure prospective tenants for numerous pending vacancies in a competitive market.


We put together a comprehensive marketing strategy designed to capture the interest from two key occupier groups: 3PL businesses and occupiers with pending lease expiries. We targeted each group differently, utilizing our best-in-market data to showcase the limited opportunities for occupiers seeking a new facility.

Our marketing campaign was digitally-led including listing on Colliers’ exclusive platform Industrial Solutions, as well as a large signage presence to ensure the surrounding occupiers were aware of the opportunity. This market-wide strategy combined with our extensive, unmatched data ensured we were able to target the right occupiers.

ParkWest Industrial Estate is already anchored by national brands including DHL, Linfox, Caroma and John Deere, and our strategy was designed to uncover multiple occupiers for the available space. 


We were successful in securing three multinational companies to lease the vacancies by matching the right facility to each occupier based on Charter Hall’s desired terms. Each building was selected to suit the occupier’s particular business needs and we were able to help the occupiers see what could be for their next facility. We secured these occupiers on long tenures, strong rents and minimal downtime to the immense satisfaction of our client Charter Hall.

Hugh Gilbert began his career in Office Services working both the Melbourne & Sydney markets before relocating to   Melbourne and switching product lines to service the Melbourne West Industrial market with his first year commencing in 2018. 
Hugh is analytically focused with a great portion of his time spent on collating and presenting data to insitutions and occupiers to assist them with strategy and decision making.

Hugh's focus is the 5,000sqm+ institutional market and in co-managing the Colliers North-West Industrial team of fourteen operators and support staff.
