Melbourne’s Northern Industrial suburbs are undergoing significant changes – with the landing of new large occupiers in the next 12-24 months, the precinct is preparing for some serious growth.

Merrifield – Victoria’s largest master planned community

Merrifield has a large master planned business park, encompassing a huge 415ha. Global interest in the precinct saw major occupier Kaufland buy 28ha to build a 110,000sqm distribution centre, their Australian base. Currently under construction, the DC is set to open Q4 2020.

A joint venture between MAB and Gibson Property Corporation, the park has successfully lured several brands to relocate from interstate, including D’Orsogna from Western Australia and Steritech from Queensland, to take advantage of the location.

Food producers are particularly engaged with the location, given the proximity to the highway, the availability of space, and an engaged local foodie community seeking quality products with international flair.

Supported by local employment

Hume City Council has a program and commitment towards ‘local jobs for local people’ with a vision that 50% of all jobs in the municipality are filled by Hume residents, which is currently at 30%. 

When we work with businesses to find their next warehouse facility, we consider employment requirements for business growth. Incentives such as those offered by Hume City Council can be a great sweetener in the deal to stimulate the local economy. Grants are available for new businesses undergoing the site selection process with a minimum CAPEX of $2 million, 10+ new jobs created and targeting one of the following industries: clean technology, advanced manufacturing, food manufacturing, resource recovery, pharmaceutical manufacturing, tertiary health and education, transport/logistics, service industries and commercial offices. The incentives are provided in the form of cash, in-kind works such as landscaping, outdoor maintenance services and litter collection, or a combination of both cash and in-kind services, subject to Council approval.

Decentralisation policies are in place with most major industrial and commercial precincts in metropolitan areas. The ability to access a quality workforce close to the warehouse is a key factor for many businesses seeking an employment base. 

Expected growth from major owners

Continuing with our theme of new developments, Frasers Property have recently acquired 62 hectares of Industrial 1 zoned land at 410 Cooper Street, Epping. Stage 1 infrastructure works will begin before the end of the year, and when complete, the Estate will provide excellent warehousing  opportunities for local, national and global occupiers. 

Logistics fundamentals lend well to this locale, given the Estate is located on a diamond interchange, with extensive frontages to both Cooper Street and the Hume Freeway. Vital transport linkages are nearby, including the Western Ring Road and Tullamarine Freeway. The short 16 minute* drive to Melbourne Airport will appeal to businesses seeking growth via new locations, and the 20km to the Port & 19km to the CBD will help link industry with consumers.
