In March 2021, Colliers were appointed to sell Warambie, an outstanding rural lifestyle property in the renowned Murrindindi Shire. The property comprised a highly productive 42.64 hectare grazing property utilised for beef production, and benefited from improved pastures, gently sloping topography, well-designed fencing infrastructure, reticulated stock water to each paddock and an all-weather laneway system.
The marketing campaign was impacted by the ongoing COVID-19 Pandemic and lockdowns throughout Victoria, which limited potential purchasers’ ability to inspect the property. Several of the interested parties were also located interstate, further complicating the process.
The Colliers team ran a comprehensive marketing campaign utilising a variety of online and print mediums, which broadcast the opportunity to a deep pool of prospective purchasers.
Inspections were also undertaken back-to-back to foster a competitive environment and build momentum amongst purchasers, with bidders encouraged to submit their offer on a contract of sale at the end of the expression of interest campaign.
The strategy worked well, as Colliers received multiple offers at the end of the campaign, with several on contract, enabling the vendor to accept an unconditional offer which provided them with transaction certainty and little risk.
