Historic Fremantle terrace to be converted into hotel

Remaining Warders’ Cottage purchased by Fremantle hotel syndicate

The final sale in Fremantle’s Warders’ Cottages has been completed with syndicate W1 Hospitality Pty Ltd, which includes hotelier Patrick Prendiville, paying $2.83 million for Warders 1, a historic terrace containing six cottages at 19-29 Henderson Street.

The sale follows a successful development application for a boutique hotel on the site, which was vetted by the Metropolitan South-West Joint Development Assessment Panel, the City of Fremantle and state and national heritage authorities.

The sale was overseen by Colliers International Tory Packer who said the approved plans for the 1,319sqm W1 site, which was next to Fremantle Markets, would see the cottages restored and converted into the high-quality Warders Hotel in the heart of the port city.

“This restoration preserves a valuable part of Fremantle’s architectural history and ensures the cottages will join the redevelopment of Kings Square and other nearby restorations to play a new role in the city’s tourism and accommodation market,” Ms Packer said.

Plans by Matthew Crawford Architects show the hotel would have a reception and café/lounge bar and 11 well-appointed hotel rooms with kitchenettes. Interior and exterior bars would be built in a leafy rear garden between the cottages and the Fremantle Markets’ limestone wall.

Mr Prendiville also owns the restored and heritage-listed Hougoumont Hotel on Bannister Street in Fremantle. 

The Warders’ Cottages consist of 15 limestone cottages in three terraces. They were built by convicts to house Fremantle prison warders and their families and are one of the earliest examples of terrace housing in WA. 

Colliers International also brokered the sale of the two other terraces in Warders’ Cottages. In transactions that settled in 2017, the six cottages in Warders 3 were purchased by individual buyers and the three cottages in Warders 2 were purchased by Fremantle property investor Silverleaf Investments.
