The Colliers Research team has prepared a quarterly snapshot across the core asset classes of Office, Industrial and Retail for Q2 2022.

A summary of our key findings for each asset class, along with the quarterly data and National and market commentary can be found in the report.

  • CBD Office: Average effective rents record first Year on Year positive growth since March 2020. Robust leasing activity continues as occupiers feel more comfortable with their current and future workplace strategies. The divergence between Prime and Secondary assets will continue to evolve as relocation activity is driven by the search for higher quality space within core locations. 
  • Metro Office: Enquiry data tracked by Colliers’ saw a strong H1 result with Metro markets on track to meet or even exceed the total enquiry for metro markets (by area) recorded over the previous year, which was already a record year for metro enquiry.  However, vacancy levels in many metro office locations are still above the long-term average.
  • Industrial: Strength in the occupier market continues with new benchmarks being set for rents. There is pressure on pricing given a modest softening of yields, however, capital values continue to grow as a result of rising rents.
  • Retail: Retail continued to show resilience throughout the quarter, with retail sales growing for the fifth consecutive month in May 2022. This resulted in stability across gross face rents and yields; however rising interest rates coupled with inflationary pressures will place pressure on household spending in the latter half of 2022.

Nik is an Associate Director, leading our National Retail Research.  He leads our National Retail research content and will be collaborates closely with our National Retail Investments, Retail Leasing, Retail REMS and Retail Valuations and Advisory business lines.
