Picturesque Fleurieu Peninsula property offers new owner room for growth

Seabrook Farm, located on special land in the spectacular landscape of the southern Fleurieu Peninsula south of Adelaide, has been listed for sale by private treaty for $5.25million.

Colliers International’s Nick Dean and Tim Altschwager, in conjunction with Elders Real Estate’s Paul Clifford, have been appointed to sell Seabrook Farm on Tunkalilla Road in Parawa.

The 710.5ha property comprises approximately 495ha of cleared and fenced land which contains improved pastures, shelter belts and grazable swamps, and 215.5ha of pristine Fleurieu Peninsula forest.

The quality buildings include a homestead – a true country estate (circa 1956) set in a beautifully established lakeside garden – as well as a four-stand shearing shed and high capacity sheep yards with separate machinery sheds and workshop.

Mr Dean said the southern Fleurieu was a highly productive agricultural region forming the ‘shoe’ of the Peninsula.

Seabrook Farm is currently carrying 3000 breeding ewes producing approximately 4,000 prime lambs each season.

Mr Altschwager said there was excellent potential to improve productivity from the ongoing implementation of a soil amelioration program.

“The country is typically rolling, elevated grazing land dissected by creeks and areas of native forest,” he said. “The sunny northern slopes suit viticulture and the Southern Fleurieu wine region is part of the Fleurieu Zone which includes McLaren Vale, Langhorne Creek, Kangaroo Island and Currency Creek.

“Seabrook Farm has frontage to Tunkalilla Road, approximately 25km from the town of Yankalilla and approximately 35km from the regional centre of Victor Harbor.”
