where supply of modern A Grade facilities is relatively tight
DEXUS Property Group (DEXUS) has welcomed two new businesses into Drive Industrial Estate in Richlands, who will occupy a total of 7,692sqm across two brand new speculative built corporate warehouses.
A global services company has signed a lease for a 4,060sqm facility and MTD Products will occupy a 3,632sqm facility, both on long lease terms in the estate which is owned by DEXUS Wholesale Property Fund and managed by DEXUS.
Matthew Frazer-Ryan, National Director of Industrial at Colliers International who is marketing the estate on behalf of DEXUS introduced both customers.
“MTD Products chose Drive Industrial Estate as it was an ideal location for their logistics connections at Richlands and close to their client base with easy access to inbound product from the Port of Brisbane. It was clearly the best option for them physically due to the corporate presentation, modern design and functionality.”
Based on their existing relationship, the global services company engaged Colliers to do a market search and identify a suitable facility. “This tenant were a nearby occupier in Richlands and they needed immediate access to high quality overflow space to supplement their existing facility, so it was fortunate that Drive Industrial Estate was just around the corner and provided the physical attributes which the tenant sought,” Mr Frazer-Ryan said.
“These two new deals are evident of groups looking to relocate or expand in the south west industrial corridor, where supply of modern A Grade facilities is relatively tight.
“Currently in the market there is approx. 200,000sqm of active requirements looking for industrial space, being predominantly local groups with a smaller portion of international occupants.
“In the past two months we have seen a real move away from what was a lack lustre tenant demand profile in the sector, to experiencing a significant increase in activity and enquiry.
Drive Industrial Estate is located at 301 Orchard Road in one of Brisbane’s prime industrial precincts, Richlands, a well-established suburb 16 kilometres South West of Brisbane CBD.
The site benefits from convenient access to the Ipswich Motorway, Centenary Motorway, Logan Motorway and Cunningham Highway ensuring efficient and accelerated connections to the CBD, Brisbane International Airport, Port of Brisbane, Ipswich and the main transport routes to Sydney and Melbourne.
