New leases pave way for youth fashion strip on Perth’s Hay Street mall

British fashion retailer Superdry to open first Perth store in October.

A new youth fashion hub is emerging in Perth’s CBD with British clothing giant Superdry set to join the cluster of new retailers assembled on Hay Street mall.

Superdry, which pitches its garments as a fusion of vintage Americana casual clothing and Japanese graphic imagery with a British twist, has signed a lease for its first Perth store at 636-640 Hay Street, following a lease negotiated by Colliers International’s Ben Tana.

The 450sqm store will occupy the ground floor of heritage-listed building the Savoy Hotel which has been fitted out with the store’s industrial theme of steel features, vintage oak-lined walls, polished concrete floors and Superdry’s signature jam jar light installation.

Scheduled to open on October 28, it will be Superdry’s biggest store in Australia.

The London-listed clothing company will join a row of retailers along the Hay Street mall leased by Mr Tana in the past year, including Nike, Platypus Shoes, Windsor Smith and streetwear retailer Culture Kings. Accessory retailer Collette is also part of the line-up after a recent relocation.

Mr Tana, who also negotiated the 4000sqm lease earlier this year for H&M’s flagship store in Perth’s GPO Building, said the creation of a youth precinct on Hay Street had been more than two years in the planning.

“The key to strengthening a precinct is to position like-minded retailers together but creating a new precinct on a retail strip is always challenging as the negotiations involve multiple buildings and landlords with individual ideas and goals for their properties,” he said.

Mr Tana said Murray Street mall, already home to Zara and TopShop, and intersecting with Forrest Place next to the planned H&M store, was becoming the favoured destination in the city for fast-fashion retailers.

“Hay Street mall now has a mix of youth retailers that you would normally see in a super-regional shopping centre where there is just one landlord,” he said.

“The more affordable rents on Hay Street have given youth retailers the opportunity to open stores amongst their retail peers.”

With a CBD retail vacancy expected to hover around 10 per cent and growing competition in the retail market, Mr Tana said the arrival of international retailers had been welcomed by city landlords who were keen to secure tenants catering for changing demographics.
