‘Green’ design for 174-apartment project a tribute to Doncaster’s market garden heritage
A large site with a permit for a unique 174-apartment mixed use project inspired by a ‘vertical orchard’ is expected to generate a fierce contest in the burgeoning Doncaster market.
Colliers International’s Hamish Burgess, Peter Bremner and Trent Hobart, in conjunction with Robert Kelly and David Minton of Gorman Kelly, have been appointed to sell a 3,231sqm (approx.) site at 600 Doncaster Road in Doncaster.
“The site offers an exceptional opportunity for an astute developer to acquire one of the remaining key sites within this rapidly evolving precinct which has the benefit of all the hard work completed, with a desirable permit for 174 large apartments in a mixed use development over 12 levels,” Mr Burgess said.
The large site is situated atop Doncaster Hill, located in a high exposure position on the corner of Doncaster Road and Elgar Road within the Doncaster Hill Activity Precinct.
“It is a gateway site opposite Westfield Doncaster, offering a spectacular CBD outlook and equally fantastic surrounding amenity,” Mr Burgess said. “The Doncaster Activity Centre Precinct, or ‘Doncaster Hill’ as it is known, is highly regarded as a residential locality with a number of medium and high density projects having been completed successfully over the past two to three years.
“Significant local amenity, which is dominated by the super-regional Westfield Doncaster shopping and entertainment complex, as well as spectacular views to the Melbourne CBD and surrounding suburbs, are unique factors which have contributed to the ongoing demand for quality apartment accommodation in the precinct.
“The demand in the area has been staggering. Growth in the median house price of 26% in the past 12 months to $1,260,000 has underpinned the demand for apartments in the area, spurring developers to compete strongly for residential development sites."
Existing improvements on the site include a single level office complex comprising four suites and onsite parking. The leases provide flexible terms allowing for development whilst at the same time offering substantial holding income.
The property hits the market following the recent announcement of a $500million expansion of Westfield Doncaster, which will see an additional 43,000sqm of retail and accommodation space, 18,000sqm of new office accommodation and increased car parking.
“The property lies within the Doncaster Hill Precinct, which is the major civic, business and population growth area in the City of Manningham and is specifically identified in the Manningham Planning Scheme as a key gateway site to the Doncaster Hill Precinct,” Mr Bremner said.
“This locality is one of metropolitan Melbourne’s highest points and features stunning views to the Melbourne CBD as well as Port Phillip Bay. Along with Westfield Doncaster nearby, the area is well serviced by public transport, major arterials and a number of public and private primary and secondary schools."
The site has the benefit of a planning permit for a 12-level mixed use project designed by award winning firm BKK Architects. The permit provides for 174 large apartments and ground floor commercial space of 710sqm with 229 car parks.
Inspired by Doncaster’s history as a market garden hot spot, the project has been designed with a ‘green tree’ theme which extends vertically along a central building spine. There is also an extensive ‘orchard garden’ space which provides additional green space.
