Largest site offering in wider Brisbane area

A substantial under developed 1.9ha District Centre 1 Zoned site in Stafford is available for sale. The site is amalgamation of four land holdings on Stafford Road in the middle of the prosperous middle ring suburb of Stafford, 6km from the Brisbane CBD.

Guy Stafford and Philip O’Dwyer are currently publicly campaigning 9,239m² site at 240 Stafford Road via an Expression of Interest campaign closing 5th May. Mr Stafford said that the neighbouring lots at 280 Stafford Road (5,514m²), 274 Stafford Road (3,655m²) and 264 Stafford Road (564m²) are also available to be secured as part of the EOI campaign.

“All of the owners recognise that selling together as a united group could achieve higher rates than on the individual basis. And with the amalgamation of all sites, we believe that this is the largest under developed site with a District Centre 1 Zone designation in the wider Brisbane area.

“This zoning creates the opportunity for a variety of high order uses including medium to high density residential, large scale retail and retirement living with age cared facilities. Potential buyers are likely to be commercial and residential developers along with passive landholding investors who recognise the scarcity value of a property holding like this.

“Most interest for 240 Stafford Road to date has been from local investors and developers with a good deal of enquiry coming from Sydney and Melbourne based firms who are looking at developing the site for retail and aged care.

“There is still time for groups to enquire. The value lies in the scope of the site – there is nothing currently available in the inner city of this size,” said Mr Stafford.
