Large-scale industrial occupiers are expected to battle to secure the most significant distribution facility available in the Hallam precinct in Melbourne’s south-east.
Colliers International’s Justin Fried and Gordon Code have been appointed to lease 39-45 Wedgewood Road in Hallam on behalf of 360 Capital.
“We expect large-scale occupiers seeking toll-free access to the M1 to compete strongly to secure this, the most significant distribution facility in Hallam, as their new premises,” Mr Fried said.
The 10,569sqm office/warehouse high clearance facility incorporates 110 car spaces on site and drive-around access.
“The full height concrete warehouse offers high clearances of up to 8.1m, with the primary loading area located to the northern side of the warehouse with a full length canopy in place over four roller shutter doors,” Mr Fried said. “The well maintained offices are comprised over two levels and are currently fitted with separate offices, open plan areas and ample amenities.
“Hallam is located just east of the primary industrial precinct of Dandenong, offers excellent connectivity to both the South Gippsland Freeway and Monash Freeway (M1) and is home to quality occupiers including GMH, DKSH and CSR.
“This property is close to strong amenity including The Village Dandenong Shopping Centre, which is situated less than 1km to the west and incorporates 16 speciality shops, including cafes and restaurants, and a full line Woolworths supermarket.”
