Colliers International has concluded negotiations for 5 year leases in an office building in Benowa totalling 437sqm over two levels for a combined gross annual value of $173,800 plus GST.
The two level medical centre with offices is situated at 210 Ashmore Road, will now accommodate QML Pathology’s local Gold Coast Laboratory over 240sqm on level 1, and Queensland Fertility Group who will occupy 197sqm on the ground floor.
“This opportunity represented the last remaining medical space that was available in the Benowa medical precinct along Ashmore Road. Any medical vacancy along this road is limited and we anticipate demand only to get stronger,” said Ed Howard, Manager of Office Leasing at Colliers International who negotiated the lease.
“The rate represented an approximate $400 gross per sqm per annum plus GST for each floor that did include some existing fitout and 20 parking bays that also include ambulance/disabled spaces.
“We also leased 600sqm within 220 Ashmore Road late last year for similar rates which was a new modern medical building,” Mr Howard said.
The 210 Ashmore Road building is located only a short walk to Pindara Private Hospital and Benowa Gardens Shopping Centre.
