Colliers International appointed to sell major recreational landholding with development potential

One of the Surf Coast’s most significant developments, The Sands Torquay Resort, is set to hit the market offering a one-off opportunity in a fast-growing coastal township.

Colliers International’s Guy Wells, Stephen Burt and Raymond Tran have been appointed to sell The Sands Torquay Resort at 2 Sands Boulevarde on behalf of the Handbury Group. The property is expected to attract buyer interest in the vicinity of A$25 million.

“This major landholding within the fast-growing township of Torquay represents a one-off investment and development opportunity in one of Victoria’s most popular destinations,” Mr Wells said. “The Sands Torquay Resort is located in one of Victoria’s most popular coastal centres, just 30 minutes drive, or 22km, from the state’s second-largest city, Geelong.

“Torquay is well known as the home of surfing in Victoria and is a hub of major surfing activity at the northern end of the Great Ocean Road. The township of Torquay has grown significantly in the past 10 years and developments such as The Sands Torquay Resort have added to the popularity of the location.

“The hotel is a key feature of the development given that it attracts both corporate and leisure guests to the property. It is situated in a prime location, just a short distance from the foreshore and town centre."

The Sands Torquay Resort offers an 18-hole championship golf course designed by Stuart Appleby, a pro shop, members locker rooms and clubhouse facilities that include food and beverage areas and function rooms. There is also a fully equipped and separately operated health club facility with a 25-metre indoor pool.

Adjacent to the clubhouse is the boutique Peppers The Sands hotel comprising 112 rooms and suites over three levels, incorporating conference, restaurant and bar facilities and tennis courts.

Mr Burt said the Peppers The Sands hotel offered a new standard of accommodation and facilities for both leisure and corporate guests to the region, set amid the natural beauty of the stunning Surf Coast.

“This distinctive hotel, designed by award-winning Melbourne architects Perrott Lyon Mathieson, is unique to the area and draws visitors from the surrounding region and beyond from Melbourne,” he said. “The hotel operates under a marketing agreement with Mantra Group and under the Peppers Brand. This agreement could be transferred to a new owner as desired."

The Sands Torquay Resort is part of a residential development known as The Sands which includes about 400 residential homes and 150 townhouses sympathetically placed around the picturesque golf course. It is situated within Torquay’s major residential growth corridor.
