Vocus Communications are expanding and moving their office from Milton into the Brisbane CBD, after signing a seven year lease over 619sqm at 300 Ann Street.
Vocus Communications is a national telecommunications company headquartered in Sydney who own a significant fibre network across Australia and New Zealand. They are currently fitting out 471sqm across level 14 and 148sqm across level 15 and are scheduled to move into the refurbished office space in November.
Kelly Moon and Roland Dean of Colliers International negotiated the office lease on behalf of the landlord FA Pidgeon Group. “This deal caps off a very successful leasing campaign with only four suites of less than 150sqm each remaining,” Mr Dean said.
“It was a pleasure to assist another growing business expand their operations from the fringe into the CBD. Currently the value proposition offered in the CBD is outstripping the fringe, so a lot of tenants are realising it is a good time to explore it, especially if they are expanding.
“Vocus Communications reviewed both locations, but couldn’t look past the key attributes that 300 Ann Street offered – convenient central location close to public transport, attractive building attributes, natural light and good car parking ratio.”
Mr Moon said as part of the deal they also secured building’s signage rights with their branding to be displayed on the rooftop. “Another key feature that really appealed to them is an exclusive entertainment, BBQ and bar area for staff and clients on level 15 which includes a balcony of around 150sqm.
“The building provides great access in and out of the city, is close to Central station and has good car parking which has been a key attraction for a lot of the new tenants in the building which also came from the fringe locations,” Mr Moon said.
The quality B Grade building has recently undergone an extensive refurbishment which includes: upgrades to the building’s façade and entrance, cosmetic upgrades to foyer, lifts, installation of end of trip facilities including secure bike parking and lockers, upgrades to the base building including new ceiling, lighting, swirl diffusers as well as brand new on floor amenities and showers.
