Hamilton Hill property ticks ‘ready to go box’ for developers.
An elevated development site at the junction of four coastal suburbs just south of Fremantle is for sale through Colliers International.
The 3033sqm property at 8 Boyd Crescent in Hamilton Hill has an approved development application for a five-story, 55-unit apartment complex with ocean views and will be sold by Henry Vu and Tory Packer.
The Boyd Crescent property is in the City of Cockburn’s Newmarket Precinct, an emerging residential area which is expected to develop as a small village with a local activity centre, just 3km from the centre of Fremantle and close to North Coogee’s new Shoreline coastal community.
Ms Packer said apartments had sold well during an earlier sales campaign before the owner withdrew the project due to personal reasons, and put the site on the market.
“The project planned for this site, Panorama Seaview Apartments, recorded off-the-plan sales of about 40 per cent despite slower conditions prior to the project being mooted,” Ms Packer said.
With a development application in place and a coastal location, Mr Vu said he had already experienced strong interest in the site, including some interest from aged care operators, but conceded
“most of the inquiries have been from residential developers.”
Located on the border of South Fremantle, Beaconsfield, Hamilton Hill and North Coogee, the site is 1.1km from South Terrace’s restaurant strip, 1km from South Beach and 600m from Woolworths Fremantle on Hampton Road.
Mr Vu said a paid-up council contribution of $215,000 would also fast-track development plans for a new buyer.
“This is a ‘ready to go’ site with planning work in place that will suit buyers looking for properties with development certainty either in the short-term or in the future,” he said.
“In line with plans to gentrify the area into a small activity centre, a development application has also been approved for a medical complex next to the site.”
The property has an urban zoning which allows for a range of commercial uses. It will be sold by private treaty.
