Ellendale in Upper Kedron has achieved over 147 homesite sales since its launch mid last year. Developed by Cedar Woods, the brand new masterplan community is the only significant greenfield site on the northside of Brisbane, located 12km from the CBD.
It backs onto the South D’Aguilar National Park, and approximately 40 per cent of the 227 hectare site is being dedicated to Brisbane City Council as green space.
“There are only a number of homesites available in the first stage ranging in size from 320sqm to 760sqm, which are priced from $316,000 to $425,000,” said Daniel Hirst of Colliers International who is marketing the estate on behalf of the developer Cedar Woods Properties.
“The first stage comprising 143 lots is currently under construction with registration scheduled to commence in May 2017.
“The second stage of Ellendale is already under construction and has attracted strong interest. The initial 28 blocks were released to the market late March, two thirds sold in under two weeks. This is an outstanding result showing the demand for new premium homes within a 12km radius of the Brisbane CBD.
“The estate has been popular with families from all over Brisbane looking to build their new home close to the CBD. The majority of purchasers are owner occupiers, with a high proportion being second and third home buyers.
“People are also attracted to the natural, bushland setting and undulating topography of the site, and the fact that the lots are being fully benched and retained, with reticulated gas and NBN provided. Cedar Woods is also offering fencing and front yard landscaping incentives which have proved very popular.
“The display village is due to open later year. The builders are already active with current price for house and land packages starting from $650,000,” Mr Hirst said.
In July 2015 Cedar Woods Properties received approval for an initial development stage of 480 lots over 67 hectares with a planning scheme amendment process for the balance of the 227ha site underway.
