High-tech industries gather momentum in Adelaide’s inner west

Colliers International welcomes 1.098-hectare industrial development site to market

A 1.098-hectre industrial development site in Adelaide’s inner west has come to market as South Australia’s high-tech industry gathers momentum on the back of the Renewal SA campaign strategy.

Lot 2000 at 40-46 Thebarton Road is in the heart of the Thebarton High-Tech Precinct, which was developed to facilitate a cluster of technology businesses and has grown since the late 1990s to encompass about 60 tech-focussed companies.

Colliers International’s Paul Tierney and Jay Nash have been appointed to market the site via expressions of interest on behalf of Renewal SA, saying they anticipated interest from both local and national developers, investors and owner occupiers.

The highly exposed property has a 60-metre frontage to West Thebarton Road, and is located about 3.5 kilometres west of the Adelaide CBD and within close proximity of the airport and Port Adelaide.

“The ongoing recent infrastructure upgrades in the precinct will only make it more accessible and desirable to occupiers,” Mr Nash said.

“The site enjoys easy access to major arterial transport routes, including South Road, Port Road and Sir Donald Bradman Drive.

“It has an Industry zoning within the City of West Torrens, making it a prime site for many technology-focussed industry users looking for a presence within an established high-tech precinct.”

The Thebarton High-Tech Precinct was introduced to accelerate the development of the South Australian high-tech industry and initially solely accommodated biotechnology infrastructure but is now home to engineering, information and communications technology and start-up companies, among others.

“With about 60 tech companies based there, including The Pipette Company, GeneWorks, CPR Pharma Services and Bionomics, the precinct is understood to be one of the largest technology clusters in Australia,” Mr Tierney said.

“There is a defined market for development, investment and owner-occupancy in the area, and with limited supply of this nature, this is a rare opportunity not to be missed.”
