Hampton Road properties with mixed-use zoning to be sold in one line.
A development site on a high-profile corner, mid-way between Fremantle’s bustling CBD and the up and coming community in North Coogee, has been listed for sale through Colliers International.
The South Fremantle property consists of two adjoining sites 229b and 231 Hampton Road, which have a combined area of 15,365sqm and are occupied by 4343sqm of buildings, including three offices and three warehouses.
Selling agent Aaron Antonas said the site’s mixed-use zoning allowed for medical, office, community, education and warehouse uses and a new owner could also seek discretionary uses of aged care, residential and retail.
“With an 89.5 metre frontage to Hampton Road, which has an average of 28,000 passing cars on a weekday, this property offers a range of development options just 3.5 kilometres from Fremantle’s CBD,” Mr Antonas said.
“Planning changes being considered in a City of Fremantle scheme amendment may also allow a
substantial increase to the site’s bonus plot ratio.”
An important piece of architectural history, the former Atkinson Jockeys Quarters and Stables, occupies the property’s Brockman Place boundary and another area of the property previously occupied by a service station, has been remediated for restricted use.
Mr Antonas said the 9160sqm property at 229b Hampton Road and the 6205sqm property at 231 Hampton Road, would be sold in one line.
“Fruit and vegetable wholesaler Bell-Vista will be vacating the warehouse and office at 231 Hampton Road and the vendor may enter a lease back arrangement for the remaining tenancies,” Mr Antonas said.
Expressions of interest close on June 22.
