Neighbouring properties offer combined site with development potential.
A marketing campaign has been launched for neighbouring office properties which offer a combined landholding of 1416sqm on an elevated site in West Perth.
The properties at 10 and 12 Walker Street are former residences which have been refurbished and converted to offices but still retain the character features of the original homes.
They will be sold by Colliers International’s Aaron Antonas who said the adjoining properties would be sold in one line, offering a rare opportunity for developers wanting to secure a prime land holding in West Perth.
“With short-term leases in place, these properties will also suit owner-occupiers wanting consulting rooms and office market investors,” Mr Antonas said.
“The properties are zoned office/residential and would suit a developer with plans for a hotel, office residential or mixed-use project close to Kings Park and West Perth’s amenity.”
A right of way at the rear of the offices runs between Ord Street and Ventnor Avenue and also provides access to parking bays behind the offices.
Both offices occupy 708sqm sites that have a 32m frontage to Walker Avenue.
The building at 10 Walker Avenue has a periodic lease to Emu Resources while 12 Walker Avenue is leased to Breaker Resources until April, 2018.
Expressions of interest close on May 24
The 221sqm office at 10 Walker Avenue has six offices, a boardroom and a mezzanine storage area while 12 Walker Avenue has four offices, an open plan work area, a boardroom and a storage shed.
