A recently refurbished West Perth building with three levels of office space and a 30-bay undercroft car park has been listed for sale through Colliers International.
The building at 30 Ord Street re-joined the West Perth streetscape in the New Year after a refurbishment that included a newly renovated lobby and upgrades to the bathrooms, end of trip facilities, lifts and air conditioning.
The sales campaign will be managed by Colliers International’s Wayne Lawrence and Tory Packer who said the refurbishment had repositioned 30 Ord Street as a modern, ready-to-go work place.
“The building presents well among Ord Street’s mix of office properties and will suit businesses that want to be close to the CBD while still having parking for staff and clients,” Mr Lawrence said.
“The CAT bus that loops from West Perth into the city stops at the front of the building and a glazed façade provides natural light to the open-plan office space.”
The building occupies a 1,012 sqm site and has a net lettable area of 1,477 sqm. Each floor has its own staff amenities, storage space and a kitchen.
It is just 1km from Perth’s CBD and its undercroft car park can be accessed from Ord Street and a right of way on the northern boundary which runs between Richardson and Ord streets.
The building also has a 4.5-Star NABERS energy rating following an assessment by Colliers International’s Sustainability Manager Patrick Jeannerat.
Ms Packer said 30 Ord Street would be high on the inspection list for owner-occupiers and investors.
“With the vacancy expected to stabilise in West Perth’s office market and just 2,500 sqm of space to be added in 2019, owner-occupiers and investors are feeling more confident about entering the market,” she said.
Offers to purchase close March 27.
