Colliers International takes Canning Vale development site to market

A triangular development site on one of Canning Vale’s main intersections has come to market, and with a residential R60 zoning and a range of discretionary uses, strong interest in the sale is expected.

The 3082sqm site at 303 Boardman Road overlooks the intersection of Nicholson and Ranford roads in Canning Vale’s commercial centre and will be sold by Colliers International’s Justin Mabarrack and Leon Siew.

“This property offers a prime location in Canning Vale’s commercial centre and with 98 metres of frontage to Nicholson Road, will appeal to developers wanting a high-exposure site,” Mr Siew said.

The vacant property is opposite Livingston Marketplace, a flourishing neighbourhood shopping centre with 55 retailers including Big W. Its Boardman Road frontage connects with the start of an established residential area.

While the zoning allows for grouped housing, the site has discretionary uses, subject to council approval, including day care, medical, restaurant, veterinary, and dwellings for aged and dependent people.

Mr Mabarrack said Canning Vale was a fast-growing residential area and was also home to one of Perth’s most important industrial real estate markets.

“A future development on the site would be well-placed to connect with Canning Vale’s amenity and the wider employment options in the area,” Mr Mabarrack said.

The property will be sold by expressions of interest which close on December 21.
