Colliers International has been appointed to sell one of Mirrabooka’s biggest office buildings, the 3496sqm Mirrabooka House, which is leased to a government department until June 2019.
The Sudbury Road building occupies a 7858sqm site in Mirrabooka’s new town centre and is next to The Square Mirrabooka, one of Perth’s busiest sub-regional shopping centres.
It will be sold by Colliers International Director Residential Projects and Development Consultancy Erwin Edlinger, who said the older-style office building would appeal to buyers looking for development sites.
“With the Mirrabooka bus station across the road and the shopping centre next door, this property has the best of Mirrabooka’s amenity on its doorstep,” Mr Edlinger said.
“The mixed-use zoning also means the site can accommodate a wide range of developments."
The City of Stirling and the state and federal governments have invested more than $26 million in the revitalisation of Mirrabooka’s town centre, which has been earmarked to become an activity centre containing apartments, employment, transport and amenity.
Work to date includes the construction of the new main street—Milldale Way—a pedestrian and cyclist-friendly thoroughfare that links Sudbury and Chesterfield roads.
A campaign to lease the office building has also been launched, and will be managed by Colliers International’s Antonio Trimboli.
“This landmark property has the space, the parking and the public transport to accommodate a big office tenant who wants to be in a busy suburban location,” Mr Trimboli said.
“With an established retail and commercial centre already in place, new development sites nearby and Reid Highway access less than 1km away, this office building is well-placed to benefit from its surrounding amenity.“The high car parking ratio and nearby public transport also offer a point of difference to other suburban offerings."
Expressions of interest close on March 30. For more information, contact Erwin Edlinger on 0434 659 824.
