Colliers International has been appointed to sell a Canning Vale property offering high-end industrial accommodation on a 9206sqm site.
The vacant warehouse and office at 12 Modal Crescent will be sold by Greg O’Meara who said strong demand for properties with room to accommodate expansion plans would ensure buying interest.
“This property is an ideal opportunity to purchase a free-standing property with hardstand or the flexibility to extend the existing warehouse to suit requirements, subject to council approval,” Mr O’Meara said.
“With most of the land in the Swan Brewery Industrial Estate sold, development opportunities are becoming scarce in Canning Vale.”
The property has a modern 440sqm office with a boardroom, a reception, a staff-room and large windows providing natural lighting.
The 2937sqm warehouse has side access, a 200sqm canopy and is next to a 2000sqm hardstand area.
Mr O’Meara said Canning Vale was well-known for its warehousing facilities and the configuration of the 3377sqm of warehouse and office space would suit a range of occupiers.
“Neighbouring properties on Modal Crescent, one of the most established streets in Canning Vale’s industrial area, include major national and international companies including, Cope Sensitive Freight, Downer Group, Bunzl and Riviana Foods,” Mr O’Meara said.
“Canning Vale’s convenient access to Roe Highway, the freeway and an established residential area remain strong selling points for industrial buyers.”
The property will be sold by offers invited which close on September 5.
