Sale of Clarkson building will tap Perth investors in the under $5 million range

A leased commercial building in Clarkson’s tightly-held commercial centre has come to market through Colliers International and is expected to attract offers from $4 million.

The two-storey property at 4 Pensacola Terrace overlooks a prominent corner with frontage to Marmion Avenue, Belleville Gardens and Pensacola Terrace.

It will be sold by Colliers International’s Raj Singh and Stephen Baker who said the property’s price and tenant mix would ensure it was inspected by investors.

Mr Singh said the shortage of investment-grade property under $5 million would make the Clarkson building accessible to a big section of Perth’s investment market.

“This is an opportunity to buy a leased property in an area with good growth prospects,” he said.

The property is leased to AutoBahn, Bob Jane T-Marts and Busy Bodies Women’s Health and Fitness Club.

Mr Baker said the building occupied a high-profile site in Clarkson’s commercial centre and was close to a number of large format retailers as well as the Ocean Keys Shopping Centre.

“Clarkson’s town centre services a big residential catchment area and its investment properties are tightly-held,” Mr Baker said.
