Success Story | ME Bank accommodation strategy

The Challenge 

With ME Bank experiencing rapid organizational growth, they found their head office in Melbourne unable to support existing and forecasted headcount. Capacity across each floor was nearing 100 per cent and business units were forced to scatter operations across their tenancy. The bank engaged our workplace strategy, design and project management service to increase densities on existing floors and deliver an additional floor within their premises.

The Strategy 

Colliers International developed a flexible delivery strategy to ensure minimum disruption to ME Bank’s operations during the refurbishment and fit out. With the call centre operational 6 days per week, it was critical to minimize noise disruption during business hours. Our team negotiated flexible agreements with subcontractors to allow the project to be structured to meet the needs of the client, working around unexpected and planned client shut downs. The project was staged so entire floors were regained from sub tenants before refurbishment works commenced. Increased densities would need full compliance with WorkSafe Victoria and the Building Code of Australia regulations. 

The Results 

The rejuvenated workplace optimizes team adjacencies, driving collaboration between business units and increasing capacity to comfortably accommodate existing headcount with flexibility to meet growth projections. 

The $5.1 million dollar project is set to achieve a 5 Star Green Star rating, with our team negotiating tenant obligations with the landlord to maximise green ratings within the project budget. Through value engineering, the project contingency was used to fund variations requested by the client while creating further cost savings throughout delivery. 

Our project managers ensured the additional call centre seats were installed without disruption to business operations. Workstations in the call centre have been reconfigured to increase capacity through efficiency, with a fast track procurement method used to ensure delivery by relocation date. 

Our team was further engaged to modify ME Bank’s tenancy in Sydney, designing and project managing implementation of a new executive office.
